What would you do?
The appraisal
was completed for a refinance in August 2020. The borrower purchased
the home in March 2020. MLS resales of homes that were built in
2018 or later were used for the appraisal. However, the
client is now presenting builder sales that closed in
July 2020 that would increase the value of the appraisal. These
sales did not show up in MLS or public records when the appraiser did
research for comparables. What
