How To Get Hard Money With No Credit Or Cash
What could be more frustrating than having a fantastic deal but not being able to fund it? ......Not Much. If you don't have great credit or have limited liquidity, there are still ways to approach your hard money lender. Most hard money lenders will ask for those basic things, but most people don't have cash and credit. Many people DO have one or the other. You would ask, 'If I have one, does it still work?'. The answer is, it can. A hard money lender might reduce the amount they will loan if they feel the borrower is not as strong as they would like. The goal here is to get as much money as possible for the transaction. In order to do that, GET A PARTNER. So frequently I receive a phone call where someone is very liquid but has bad credit or the reverse where they have great credit but little cash. The easy solution is to find the missing piece to the puzzle. Find a partner that has the other half of what you need and form an LLC. If you approach your hard money lender and say ' I don't have great credit but I have a partner in my LLC that does', that is music to the lenders ears. The same works for cash. ' I don't have a lot of cash but I have a cash partner to provide liquidity for closing costs'. Again, this is golden. It is very easy to find someone you know that can help fit the other end of the puzzle. It can save or make you thousands of dollars by simply structuring your partnership correctly in your LLC.
